Tenant's FAQ

RENT CALCULATION
The rent will be quoted as weekly but will be payable monthly. (To convert the weekly rental figure into monthly figure; multiply the weekly rent by 52 and divide the total by 12)

TO RETAIN A PROPERTY
A holding deposit equivalent to 1 week of the advertised rent will be required to hold the room for up to 15 days (this will be added to the remaining  first month's rent due after the successful completion of referencing). Should a Tenant decide not to proceed with the letting then the holding deposit will be retained. Should a Tenant not provide all the requested referencing information by the expiry of the 15 day period, then the holding deposit will be retained & the room may be offered to another applicant. Should the Landlord decide not to proceed with the tenancy for any reason then the holding deposit will be returned to the Tenant.

REFERENCES

We will be using an independent reference company to collect references on our behalf using the information you have given us. Please return the reference and any guarantor forms to us as soon as possible to avoid any delays in the referencing process. 

DEPOSIT

A deposit of five weeks’ rent will be held by Silky Moves Ltd under a Tenancy Deposit Protection Scheme for the duration of the tenancy and is refundable at the end of the term, minus any deductions for rental arrears or damages to the property or contents subsequent to the final checking of the inventory.

CHECK IN/OUT
The Landlord will cover the cost of the Inventory and/or check-in/out as required. Where a professional inventory has been prepared an inventory clerk will visit the property to assess the condition at the end of the Tenancy.

SERVICES
Tenants will only be responsible for the cost of the following services throughout the tenancy; telephone, internet services and any TV subscriptions.

Silky Moves Ltd will cover; council tax, water rates, gas, electricity, TV licence & cleaning.

Tenants will be responsible for insuring any personal possessions they decide to bring into the property.

RENTAL PAYMENTS
Rental payments, after the first month, must be paid by standing order.

The total amount payable on or before day one of a tenancy will be:

Holding deposit equal to one week’s rent in advance

Remainder of 1st month's rent after the successful completion of referencing

Five weeks’ deposit
